Columbus sales rose, but buyers still have more room than the U.S. price-cut trend suggests
Here is the one fact that changes what you should do as a Columbus homeowner right now. Realtor.com reported that 13.8% of Columbus listings had price cuts in September 2026. That is well below the 21.1% share that Redfin reported for the U.S. as a whole. Buyers are still showing up here. But that gap does not mean every listing sells itself.
All numbers below cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 454 homes sold across ZIPs 43201, 43212, 43214, 43215 and 43220 combined. That is up 5.8% from the same months of 2025. More homes sold, and more homes came to market too. The Real Estate Data Aggregator also counted 538 new listings across those same ZIPs, up 1.1% from a year before. So buyers had a few more choices, and they still used them.
One honest admission: mortgage rates are not helping buyers stretch. CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% in the week ending October 7, 2026. That is real pressure on affordability. Realtor.com also noted rates topped 7% in September 2026 for the first time since January 2025. Still, Columbus buyers kept signing contracts, which says something about local demand.
ZIP by ZIP: the story splits fast
The combined numbers look steady. But each ZIP tells its own story. Some ZIPs are moving quickly and getting full price. One is sitting longer and giving ground. Here is how the five ZIPs compare on the measures that matter most to a seller.
43214: the ZIP where pricing lands best
The Real Estate Data Aggregator counted 115 homes sold in 43214 in the three months ending August 31, 2026. The median sale price was $471,500, up 12.3% from the same months of 2025. Homes sold at 101.1% of list price on average. Nearly half, 49.6%, sold above list price. And 71% went under contract within two weeks of listing. That is the fastest two-week contract rate of any ZIP here.
43212: strong price growth, but fewer sales
The Real Estate Data Aggregator counted 78 homes sold in 43212, down 6% from 2025. But the median sale price jumped 19.9% to $577,500. That is the highest median of any ZIP here. Homes for sale rose 14.5%, so buyers had more to look at. Not every home sold fast: the median was 37 days on market, 1 day longer than last year. Still, 55.3% went under contract within two weeks.
43220: more sales, but the median price slipped
The Real Estate Data Aggregator counted 115 homes sold in 43220, up 21.1% from 2025. Pending sales rose 21.2%. That shows real buyer activity. But the median sale price fell 16.8% to $441,125. More homes sold at lower price points, which pulled the median down. The sale-to-list ratio was 100.4%, so sellers still got close to full price. And 66.7% of homes went under contract within two weeks.
43201: sales up, speed improving
The Real Estate Data Aggregator counted 91 homes sold in 43201, up 19.7%. The median sale price was $463,000, up 12.9%. Homes took a median of 50 days to sell, 2 days shorter than last year. The share that sold above list price rose 7.7 points to 20.9%. And 46.6% went under contract in two weeks, up 11.2 points. That is a meaningful shift toward faster sales.
43215: the ZIP that needs the most attention on price
The Real Estate Data Aggregator counted 55 homes sold in 43215, down 8.3% from 2025. The median sale price was $385,000, up 14.1%. But homes sat a median of 75 days on market. That is 21 days longer than the same period last year. Only 17.5% went under contract within two weeks, down 8.7 points. The sale-to-list ratio was 97.5%. Realtor.com put the Columbus-wide median home price at $374,950 in September 2026, so 43215 is not far off, but it is moving slower.
