The tightest part of Columbus is still moving fast
These numbers cover the three months ending August 31, 2026. The one fact that changes what you should do: in ZIP 43214, the Real Estate Data Aggregator counted 1.8 months of supply. That is the tightest reading of any ZIP code tracked here. Tight supply means buyers have fewer choices and less room to wait.
The Real Estate Data Aggregator found that 71% of homes in 43214 went under contract within two weeks of listing. That share rose 2.9 points from the same period a year before. For owners, that says a well-priced, well-prepared home can still draw quick offers.

Rates are adding pressure for buyers
Mortgage rates topped 7% in September 2026 for the first time since January 2025, according to Realtor.com. CNBC reported that Fannie Mae forecasts the 30-year fixed rate at 7.4% in the fourth quarter of 2026. That cost is real, and it shapes what buyers can offer.
CNBC also reported the average contract rate for 30-year fixed mortgages with conforming loan balances at 7.50%. That is the environment buyers in Columbus are working inside right now.
Realtor.com reported that 13.8% of Columbus listings had price cuts in September 2026. That is a small share, but it shows that not every home is priced to move. In tight ZIPs like 43214, pricing right matters even more, because buyers are watching closely.
