Downtown is taking longer, even with prices up
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That is the highest share since October 2022. It is the backdrop for what the Real Estate Data Aggregator counted here.
Not every part of Columbus Urban Living is the same story. The numbers split pretty cleanly by ZIP code.
The downtown ZIP is the slow one
In ZIP 43215, the Real Estate Data Aggregator counted a median of 75 days on market in the three months ending August 31, 2026. That is 21 days longer than the same period in 2025.
Only 17.5% of homes there went under contract within two weeks of listing. A year ago that share was 8.7 points higher.
Supply is the reason. The Real Estate Data Aggregator put months of supply in 43215 at 8.1 months. Buyers have options and they know it.
Prices are still up in 43215. The median sale price rose 14.1% year over year to $385,000. But homes sold fell 8.3% and pending sales dropped 6.6%. Higher price, fewer takers.

German Village area and Near East Side

- The downtown ZIP (43215) is the one to watch.
- Prices are up but homes are sitting 75 days at the median, supply is at 8.1 months, and only 17.5% go under contract in two weeks.
- Victorian Village and Harrison West (43212) are the opposite: 37 days, 2.5 months of supply, and more than half under contract in two weeks.
- One city, very different streets.
These are area-wide counts. One block can read differently from the ZIP around it. If you want to know what your specific address looks like against what actually sold near you, that is a different conversation.
