Columbus prices kept rising, but more sellers cut prices
Redfin reported Columbus home prices rose 5.3% year over year in September. That is the headline number. But Realtor.com found that 13.8% of Columbus listings had price cuts in September 2026. Both things are true at once. Values are climbing, and some sellers are still having to adjust.
Realtor.com put the Columbus median home price at $374,950 in September 2026. Nationally, Redfin reported U.S. home prices rose 3.8% year over year in September, the fastest annual growth since June 2025. Columbus is outpacing that national pace.
What the Real Estate Data Aggregator counted, three months ending August 31, 2026
The Real Estate Data Aggregator tracked five Columbus ZIP codes for the three months ending August 31, 2026. Together they recorded 454 homes sold, up 5.8% from the same period in 2025. New listings across those ZIPs rose 1.1% to 538. Pending sales came in at 450, up 3.2%.
Prices by ZIP: the range is wide
The strongest price gain was in ZIP 43212. The Real Estate Data Aggregator counted a median sale price of $577,500 there, up 19.9% from a year before. That is the biggest jump of any ZIP in this group. ZIP 43220 went the other way, with a median of $441,125, down 16.8% year over year. Every ZIP has its own story.
Speed: some ZIPs moved fast, one did not
ZIP 43214 had a median of 34 days on market, 1 day shorter than a year before, according to the Real Estate Data Aggregator. There, 71% of homes went under contract within two weeks of listing. ZIP 43215 was a different picture. The Real Estate Data Aggregator recorded a median of 75 days on market, 21 days longer than the same period in 2025. Only 17.5% of homes there went under contract within two weeks, down 8.7 points from a year ago.
Above-list sales: still happening, but not everywhere
In ZIP 43214, the Real Estate Data Aggregator found that 49.6% of homes sold above list price, up 3.5 points from 2025. The sale-to-list ratio there was 101.1%. That means the average sale came in above asking. In ZIP 43215, only 12.7% of homes sold above list, and the sale-to-list ratio was 97.5%. A note on the wider picture
Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. That matters for buyers across Columbus. Higher rates affect how much home a buyer can afford, which can slow some listings even when prices are rising. Columbus rents are also shifting. Realtor.com reported the Columbus median asking rent fell 2.3% year over year to $1,143 in September 2026. Nationally, Realtor.com put the median asking rent across the 50 largest metros at $1,694.
- Columbus prices are up, Redfin says 5.3% year over year.
- But Realtor.com found nearly 1 in 7 listings took a price cut.
- The Real Estate Data Aggregator shows the gap between ZIPs is real: 43214 is tight and fast, 43215 is slower and has more supply.
- Your street can read very differently from the ZIP code around it.
